Kingdom City was established in 1997. It is a quality Western style residential compound well situated in Riyadh. Kingdom City was created to capitalise on the growing demand for residential property in Riyadh.
Kingdom City is situated in Riyadh with 362 residential units and a total area of 721 thousand square meters. The units range from luxury four bedroom villas with private pools to studio and guest houses, with amenities including restaurants, pools and sports recreational areas, supermarkets, shops, a business centre, a medical clinic and a school.
Kingdom City is wholly owned by Real Estate Investment Company, in which KHC holds a 38.8 percent interest. This interest resulted from an investment of SR 195.8 million in 1997. In 2006, the company had EBITDA and net income of SR 27.5 million and SR 5.2 million, respectively. As at 31 December 2006, its total net assets were SR 200.9 million.
Management estimates that most of the similar residential developments within Riyadh are at least 20 years old and many appear dated. Kingdom City plans to retain its position as a leader in residential development by continuously maintaining and upgrading its property, leveraging the Kingdom brand and increasing its services. Kingdom City management is planning to expand its number of units to accommodate the current client waiting list, and is considering plans to build a second Kingdom City compound and hotel as part of the Company's Jeddah land development.
